The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties (Fix-and-Flip (1))

I have a library of real estate books and this is the book I constantly go back to and re-read when I feel like I've lost my way. I have just about every book on Amazon regarding the subject and this one really has the best information. I also bought the companion book called "The Book on Estimating Rehabs" and it is the perfect book to figure out how to not only estimate the scope of work but gives you great insight on what you should be paying for contractors and products. I also keep up with J Scott's flips on his website. He is a real house flipper and not someone that gives you his theories on the subject. He tells you the good and the bad but gives sound advice on how to make sure each deal is a winner. If you are in the Rental business this book doesn't really cover the Buy and Rent strategies. There will be times in your flipping process where you might lose money but I've been successful in turning those into Rental properties to make my money back and then hold for long term growth and a small monthly income on Rent. The best book I have read on that issue is Buy it, Rent it, Profit by Bryan M. Chavis. I suggest getting all 3 books so you understand how to flip and profit quickly or turn a bad investment into a winner by renting. One thing I did with my rentals that the books don't suggest is have a Management Company handle the entire process of my Rentals. They handle marketing, Contracts, Tenants and maintenance for 10% of the rental price. On most deals that will cost me about 120 dollars per month. Not having to deal with Tenants and maintenance is worth the price to me. The profit margin in my area is around 20 percent. If it is a break even deal I will hold until I get enough equity from their payments and then when the lease is up I will clean it up and sale. It can be the difference in losing money and making a little off of a bad deal.

This is the by far one of the best books I have ever purchased. Absolutely a wealth of knowledge comprised here, what would cost you thousands in seminars, and other courses. Three tips: 1) Buy this book, and the rehab estimator book. 2) Join you local REIA - and network, network, and network. 3) Find a mentor - alone you are lost, or this machine of so many moving parts will crush you. I have almost finished reading this detailed and meaty book that is exactly what my husband and I are looking for. We were tired of the ra ra overview books that get you all excited about the possibilities of real estate investing, but gave few details on the process, order of operations, potential problems, etc. J. Scott gives all of these details and more. In face, we bought two copies so we could both read them at once. Took them to an office store and had them spiral bound as we knew these would be referenced many times. We also bought the companion book about rehab costs and were just as pleased with it as we are with this book. J. Scott doesn't just give us a fish, but teaches us to fish for ourselves in this book. Highly recommended!

This actually ended up being my last read before my first flip! It gave me that last push that I needed to go from research to action, and I am grateful for all of the in-depth, no b.s. information. But goodness GRACIOUS could he not have hired an editor!?!? A bit baffled by all of the misspellings, grammar issues, etc. Almost difficult to read at times for that reason.

Solid book focus all on mechanics of house flipping, simply read chapter 8 “the flip formula” and you’ll find out this book worth 10s of thousands of dollars, J Scott literally walk me though with every single cost I will encounter on a flipping process along with pretty accurate numbers and that is INSANELY good. The information seems quality (I am a beginner investor so I am not the best judge), but the number of typos is staggering. It's as if the book was not proof read one time. The author wrote it and then it was simply published. Can't really wrap my head around how that happened. I would strongly encourage people to buy the updated version, NOT the first edition.

Step by step instructions. I read everything I could find, joined a REI group locally, and a web-based organization nationally, and still I find that this one book tells me more usable information, in an easily digestible fashion than anything else I've seen. I have to wonder what motivates someone to "write it all down" for that's a terrifically challenging task, but J has done it. The best thing about this book is not the gems to be found inside--truly, most of his ideas are to be found elsewhere, and that's to be expected because they are correct--but that the work is so systematically presented that (even) my wife understands it. REI investors know that convincing the family to go along with "this hare-brained scheme" is probably the actually hardest part of the endeavor, at least at the beginning. J does a masterful job of writing in such easy to follow language that this one book is what my darling wife refers to every time she has a question about flipping. Ever hear the line, "An expert is a guy with a briefcase from out of town."? Think of it that way. All of the book is valuable as it stands and having all of the information in a book you can hand to your partner is even better. It's confirmation of everything else you learned about flipping houses, and if you haven't learned it yet, there is no better place to start.

This is definitely my go to book for anything flip related. I'm just getting started in this business and have already read four of the other top rated books on Amazon and this book beat those others hands down. Best info and best read. I thought J Scott's other book on pricing work was a little expensive but when they are paired up you have just about all the info you need to feel secure in your decision making. They are setup as more of a reference really. I recommend reading it all the way through as many times as needed, then looking back at specific parts as you progress through your flips. good luck

Lots of valuable information. Some subjects are skimmed over such as: estimating rehab costs, pre-sales inspection. The things this does cover well is how to deal with each individual aspect of a flip. Focusing on staging rather than everything at once. Good layout, not too wordy. I did find the phrase "I would need a whole book for that subject." A lot.

I would highly recommend this book for newbie investor who want to understand rehabbing and flipping business. even though my focus was rentals, i learnt a lot from rehabbing where the author goes through a detail analysis on how to estimate for rehabs, manage it and get it done.

I learned so much more about my chosen profession from this book. I now am able to flip houses much more efficiently just by knowing the basics of flipping.

I really like it this way. The insights are extremely valuable, although I can not tell from experience applying the concepts, but it makes the most sense.

There were great facts, dispelled myths and revelations I'd never expected. I don't know if it's the best book on the market for flipping houses, but this author did a very good job with this book.

This book is chock-full of great nuggets of information on everything from how to select an agent and market, how to utilize direct mail to how to stage your properties for the sale and everything in between. After reading this book, i felt i had a good foundation to flip a house. Great tools, insight and templates. Overall, i think this book is a great building block on How to buy, rehab and resell. I especially like the tips on how to find the right team.

This book was our blueprint for our house flipping business plan. It is very comprehensive, methodical, and doesn't leave any details out. My book is marked-up with more underlines and highlights than most college text books. If you want to get into the finer details of flipping (not just what the TV shows offer to sell) and learn how to scale a flipping business I would highly recommend this book.

Pros: This book is highly detailed and specific, which is great. The author explains every step of the house-flipping process in a methodical way that guides you through the process. He includes many personal examples throughout of what works and what doesn't work. He describes all of the components of the process in an easy to understand way. I particularly liked his formula for determining whether a house is a good buy. Cons: The main issue, in my opinion, is that the examples the author provides seem to be specific to his low-cost area in Georgia, and he mentions that foreclosures are common, whereas in my neighborhood and even in my state, which did not experience the housing crisis like other states did, these deals are nowhere to be found. The housing market is very strong where I live, and there is no room to make money, even on a fixer. But, maybe it's different in other parts of the country. I wonder to what extent the concept that foreclosures and REO's are common is simply outdated in today's market, or if it's still true in some areas. It's just not true in my area. Regardless, this book seems to be geared toward entry-level housing in affordable areas in which foreclosures are common. Another negative is that I found many grammatical / typographical errors throughout the book.

I really like the format he used when he wrote this. It's easy to refer back to the topics when you want to reread something. This book has lots of good info on flipping houses. Also has lots of examples and anecdotes from the authors own business and experience. It is obvious that he actually knows what he is talking about.

The book has good material. I gave it 4 stars because some of the typos and grammatical errors could have easily been caught with a spell check. Like come on. You've got to know when to use "a" versus "an."

Great book that covers pretty much all the basics of real estate investments. Very informative book for someone interested in getting into flipping houses.

It's so refreshing to read a book about flipping that doesn't advertise that you can do everything with no money at all. This guy is honest about the fact that it probably will require a good bit of money but also presents the financing options that could allow a person to get in the came with little to no money. This book is there to educate and help you, not to make false promises and not to kill your dreams. It's a good book about actual flipping.

It is a great book for newbies as the writing is simple and clear. No hard terms and the explanation is precise. Worth re-read and check out some chapters again when needed.

I feel like using this book alone to get into flipping houses is enough to get your foot in the door! It was an awesome book and told you literally step by step how to do a flip from beginning to end! Good book and very informative. Lot's of great information in this book and I would definitely recommend it to anyone that is interested in flipping house. The only negative aspect of the book is the use of grammar and lack of editing. Whomever edited this book did a terrible job.

This book is great. We are trying to flip house for the first time & this book is very informative & helpful.

It's based on his personal situation but gives you a technical very specific view of the process and what to look for.

If you Already motivated and you just looking for the guide of how to flip houses that's the perfect book for you. You will also discover that every page you learn something new about the process you may go through as well as the "recommended way" to do that. Tip: seat and concentrate when you read- mark important lines and pages.

To be honest still reading but something bring me back to read this book over and over!

The book is pretty thin. There is good info in here but most if it i already knew from doing endless research on the net from videos to forums. It gives you basic info and a few tips. There is some good info that I didn't know. I didn't give it 5 stars because I think more info could have been added but this is a good book to start the newbie off as far as education goes. I highly suggest joining bigger pockets!

Not only a great flipping book, but a great book on purchasing real estate in general. I've read almost every book that's rated(3 stars or higher) you can find on amazon when it comes to flipping real estate, and this is the book of all flipping books. The best flipping book I have read so far. It is not an infomercial like so many of these types of books. The book provides a lot of practical detail on the entire process of flipping a property. The infomercial types of books seem to try to overwhelm you with scary details so that you buy their services.

Excellent lessons taught and basically a step by step guide explaining the processes but not TMI. Definitely learned a lot in this very interesting book.

This book has the details lacking in many RE books. It’s not all about goals, motivation, bunny rabbits, and $$$. J Scott lays out the step by step process to do this business the right way. Highly recommend!

The book is good but is kind of boring to read

I bought this book to gather more information relating to real estate in general. I like the fact that you can read and learn by avoiding mistakes made by the author.

The information in the book was very helpful and insightful. I feel a lot more confident about forging ahead in the world of flipping. However, the editing is very poor. There are numerous errors throughout the book--sometimes multiple errors per page. I feel that for the price of this book, we should be receiving a high-quality product. Again, the information is very helpful, but it's hard to get past some of the blatant errors.

Best book I have read on Real-estate investing. In the middle of saving for my first rehab project and looking for a good general contractors and this book layed out a perfect road-map on every aspect of rehabbing from A-Z. If your serious about rehabbing this book is a MUST HAVE.

Best book I've found on flipping. Great job J. Scott, this is real information. I knew if was good when it started talking about finding good markets based on reo vs retail prices and a few other metrics. Great, great, book.

What a great book! It's very easy to read even for a RE newbie like me. A lot of first-hand experience, detailed information, step-by-step guidance. And did I say how easy it is to read? :) I am in the middle of doing my first deal and feel that this book has helped me a lot, I constantly go back to the chapters for info and guidance. I especially like that the book doesn't only limit to how to rehab, but also include everything from finding realtor, marketing, financing to staging... It's truly a one stop for all rehab book!

This book provides as much information on rehabbing as many expensive courses do, at a fraction of the cost. J Scott has consistently provided valuable information to beginner and experienced real estate investors in on-line real estate investment forums, and he continues to deliver with this book.

Very good book. I know a lot about construction, remodeling, and rehabbing homes. This book puts the whole process, not just fixing them up, into perspective and provides a foothold for moving forward as a business rather than a sideline.

Nice book for starting out.

I would say without a doubt- the most important book to read if entering the wholesale house business. Every aspect has been thoroughly described. I have done a few flips over the years, and have many buy and holds. But...I have to admit, I have learned quite a few things with this book! There are many items presented that I will be using going forward, including his SOW list, rehab timing, and more. Great job "J" !

Even though this book contains numerous minor typos right up to the last page, Mr. Scott carefully covers every aspect of buying, renovating & flipping houses in a comprehensive manner. I found the book quite useful & do recommend it to both potential and somewhat experienced house flippers. :-))

Awesome book anybody was is looking into getting into real estate investing NEEDS to read this book . this book gives you a breakdown of everything you need to know I'm not saying that this is the only book you should read though.mdefinitely read his other book it goes hand in had with this one. J Scott goes above and beyond in explaining what you need to know. excellent book great material. I feel more tuned in to real estate investment now that I've read this book

I got this book so that I could start creating a house-flipping business plan for me and my family to try next year. Obviously I can't speak for the usefulness of this book just yet, but the advice seems sound and makes a lot of sense. I feel confident that, at the very least, I'll be able to make a solid business plan.

If you are thinking of getting started flipping houses, just buy this book. Invest a few bucks and a few hours. It will pay for itself before you are finished reading it.

I don't know whether to throw a party or cry. J Scott's Flipping book came in the mail yesterday, and I started reading it this morning. I explained my excitement to my wife and told her it was a "roadmap", blah, blah, blah. I turned to the staging chapter (18?) and flipped through a few pages. She now has the book in her possession and won't give it back. "Can I underline it and highlight?", she says. Are you fricking kidding? Then she says, "Maybe, I need to get a copy." Yeah... maybe you need to get a copy, so I can have mine back. I just lost my brand new, mint condition Flipping Houses book. A small price to pay to have an educated, engaged spouse.
