Fantastic book. I normally highlight important parts of books. I pretty much highlighted the entire book. I learned everything I need to know about lease options. This is a very well written book with great examples.

Bill took the time to break things down in very simple terms. Short paragraphs explain each point. Each paragraph is needed, no fluff in here. He covers distressed properties, different types of partners, seller financing, negotiations, master lease options and soooo much more. Just one chapter in this book is worth the investment into it. He speaks in real tones from his many years of experience. He even tells us why it's a good idea to listen when someone calls you an idiot. Each page will either teach you something new or cement your understanding of a process. Abraham Lincoln once said "The best way to predict your future is to create it". This book will help you do just that. Create it.

I got the Kindle version and I will also get the audio just to engrave all this content in my brain housing. Bill is an incredible educator. His practicality can’t be compared and his experience speaks for itself. This book is a must read if you’re thinking to invest in the multifamily sector. No BS content, short sweet and straight to the point, just like listening to Bill speak. Get this, it’ll blow your mind!

If you're interested in the commercial/multifamily space, and are trying to find out how to get started or break into the business, especially if you're not already wealthy, this is the book for you. It's filled with tons of crucial tips and guidelines on every aspect of the process, from locating and analyzing deals to renovations and management. It's very well written, the author obviously knows his stuff and has walked the walk in order to talk the talk; I belong to a very large national real estate mentoring and education group, and everything in this book tracks perfectly with what I'm being taught there and what I'm seeing successful members do. The only thing I think is missing is a more cautionary tone about doing these sorts of deals without any training wheels, aka a local mentor in your market who has already done the kinds of deals you plan on doing. The author does mention doing your own research, joining local groups, and networking, but I don't think it can be hammered home enough that if you haven't done these kinds of deals before, you absolutely have to partner with a mentor who has already proven to be successful with these techniques, or you're going into the danger zone. You should never have to lose money on a deal, and following an excellent guide like this, ALONG WITH working with a mentor who can assist you personally with the idiosyncrasies of your individual deal, is how to ensure success.

Great book with actionable steps to take a deal down using creative financing strategies e.g., Lease Options and Seller financing. My favorite parts of the book are the breakdown of the three pillars of real estate, understanding and finding distressed assets, closing deals using Master Lease Options (MLO), and negotiating strategies and tips. Other parts I like were the step-by-step due diligence and deal analysis sections. Also, the Actions Items at the ends of each chapter are a great way to extract the golden nuggets and apply the things you just learned. Bill packs a lot of content into 228 pages with none of that fluff and repetition.

I am new to real estate investing. I've watched tons of videos, brought a bunch a books but no one has gone as in-depth on creative financing as this book. Usually for most of us starting out in real estate investing, the financing part of acquiring your first rental property seems like the most daunting task. It helps to have another tool in your arsenal which can help you confidently find a property and know that you can close the deal without having to settle for conventional financing or hard money lending. The lessons contained in this book have been distilled down to their very essence, making even a relative noob in the real estate world come away not only better informed, but better equipped with what I previously perceived as complex machinations in the deep dark real estate underbelly. As the title suggest, its about creative financing and it is. It details all the mechanics and processes around it. In addition, gives tips on the on how(steps and the mindset on the buyer as well as the seller), when(economic cylce) and location(what to look for a place) on real estate investing. Terms and thoughts were well explained in a manner that is easy to understand, a newbie and or a pro would love. Be it a single family home or a multifamily investing it is undeniably an important tool to have. Highly recommended.

Bill covers a variety of techniques to achieve the holy grail of real estate financing -- using other people's money. Knowing how to structure offers to get CSF (creative or seller financing) could open the door to deals you might otherwise have passed on. A must-read for anyone who has been locked into bank or hard money financing exclusively. I especially liked how he covers different entry and exit strategies based on the real estate market cycle. For that information alone, the book is well worth it.

He does not "sugar coat" his experience and tells the good with the bad in order to avoid the pitfalls that can happen to someone new to this type of investing. The author did an excellent job at providing an easy-to-read, yet detailed enough explanation on how to buy an apartment with little to no money in the pocket! I was amazed at how many ways to go about seller-financing there are, and this book guides me through those steps. After reading through the first time and dog-earing so many pages, this is now my guidebook on every seller-financing deal I offer on!

Bill Ham does an incredible job at breaking down exactly what worked for him in scaling to 1000 units. 400 of which through creative financing. If you are in real estate, I recommend you spend the money to gain the 20 years of information being passed down.
